Beach House Maintenance in Coronado, Chame and San Carlos, Panama

A beach house that sits closed for weeks deteriorates faster than a house in the city: the garden grows, humidity stains the walls and salt rusts grilles and railings. In Coronado, Gorgona, Punta Chame and the beaches of San Carlos, we handle gardening, cleaning, painting, welding and pruning as a single provider. So when you arrive, the house is already ready.

What happens to a closed beach house

The problem is not use, it is absence. The sea breeze leaves a film of salt on windows, grilles and facades that draws moisture and speeds up rust. Inside, a closed house traps humidity and mold appears in closets, curtains and corners. Outside, in the rainy season, the lawn can grow knee-high in a few weeks, and palms drop fronds and coconuts on roofs, cars and terraces.

That is why beach house maintenance works best as scheduled visits rather than repairs after the fact. We are based in Capira, less than an hour from Coronado on the Pan-American Highway. We coordinate gardening, cleaning, painting and welding in the same visit, so you do not have to find and supervise several providers from far away.

Frequently asked questions

Do you service beach houses in Coronado when the owner is away?

Yes. We coordinate access with you or whoever manages the property, do the work and send you the report on WhatsApp. Many beach houses sit empty for weeks, and that is exactly the case we handle.

How often should a beach house be maintained?

In the rainy season the garden usually needs mowing every two to three weeks, and cleaning is best before each of your visits. Paint and metal protection are checked once or twice a year, because salt is always at work.

Why do grilles rust so fast at the beach?

Because salt from the sea breeze attacks the metal, especially at welds and where water collects. The fix is to clean, protect with zinc-rich primer and paint, or use 316 stainless on the most exposed parts.

Do you prune coconut palms?

Yes. We remove dry fronds and coconuts before they fall on roofs, cars or people. If a palm or a large tree threatens the house, we do controlled felling with the MiAmbiente permit.

Do you offer monthly contracts for beach houses?

Yes. We build a visit plan around the house and your calendar. On one-year monthly maintenance contracts, one month is free.
